SLEEPS

There are four double bedrooms sleeping 10 in total (8+2);
The main bedroom (sleeps 2 + 2), it has a super king bed, (sleeps 2) a sofa bed (sleeps 2) and a luxurious claw footed bath, basin and loo.
The first floor bedroom has a king sized bed, (sleeps 2) window set and sea views.
On the ground floor are two twin bedrooms (each sleep 2), both have window seats and sea views.

PRACTICALITIES

We are foodies ourselves and determined to provide you with a really well equipped kitchen. Whether you are baking, making homemade pasta or just cooking for family and friends, you should find everything you need.

In the house you will find a washing machine, dryer, dishwasher, fridge, freezer, microwave, two ovens, halogen hob, extractor fan, food processor, toaster, Nespresso coffee maker, pasta maker, iron, ironing board and hairdryer.

HOMESTAY INCLUDES

All Linen and towels are provided Including tea towels and oven gloves. We don't provide swimming towels or linens for the travel cot. We do have 1 travel cot and 1 highchair stored in the house if required.

BATHROOMS

There are 2 shower rooms, each with walk in shower, loo and basin
The master bedroom has an ensuite open plan bathroom
We provide Travel size complimentary toiletries to start off your stay.

OUTSIDE BATH

We couldn’t resist the romance of an outside bath – south facing to catch the sun, deep and luxurious with hot and cold water, wonderful quirky lights from 1950’s USSR bunkers to add atmosphere – we hope you enjoy!

PETS

We accept one well behaved dog at a cost of £30. We hope you understand that pets are not allowed in bedrooms, nor on furniture and as the house is a strange place for your dog we ask that you do not leave them unattended in the house at any time.

ARRIVALS AND DEPARTURES

The arrival time is 4pm and the departure time is 10am on the last day of your stay. With the heightened cleaning now required for your safety we would ask that you keep to these times. If we should in less busy times agree a late check out with you, then this will be by separate negotiation.

There is a carport with 2 parking spaces on the property and it has an electric car charger Rolec 7.2 kw type 2

The Outside Bath

Luxurious bath under the stars

Holidays are about escaping and enjoying different experiences and this is one of those! A beautiful luxurious copper bath in its own secluded open cabin where the sun streams in during the day and you can see the stars at night. We have made ledges for your drinks, injected retro charm with our Russian bunker lights all to make it that special space for you to enjoy. We think the children might love it too!

The Master Bedroom

Fit for a king…

The whole house is luxurious but this is up another level. We were aiming for luxurious hotel chic but also calm and peaceful to ensure you sleep wonderfully in our luxurious sprung beds with not one but two toppers. The slipper bath is romantic, the beautiful velvet sofa is wonderfully comfy to sink into altogether a great place to chill and if you are there with the kids there is space enough for them too.

We couldn't resist this amazing wallpaper - the first page of Charles Dickens', Nicholas Nickleby - written a few years before The Boatman's Reading Rooms were founded, it is likely to have been in the library of the house for the boatmen and the people they rescued to read. Designed by Andrew Martin its the perfect accompaniment to the extraordinary history of the house.

Bookings

When do I pay for my holiday home?
If you are making a booking more than 8 weeks before your arrival date, you are only asked to pay 30% at the time of booking, along with the booking fee and any extras. Your final balance is then due 8 weeks before your stay, depending on the property. If you are booking less than 8 weeks in advance, we ask for your full rental at the time of booking.
How do I pay my final balance?
If you paid your deposit by card you do not need to contact us to process this payment; it will automatically be deducted on your final balance due date. Should there be any issues with this payment we will contact you. If you would like to change the card on which you pay your final balance, or pay before your due date, please contact us on 07802 254361.

Can I have an early check in/late check out?
Depending on availability this may be possible, please contact us.

Do I have to pay a security deposit?
Yes, we will pre-authorise your card approximately a week before arrival for the required amount. Your security deposit is a predetermined amount of money which is held before your stay, and is there in case of any damages or additional cleaning that is required after your stay. It is an incentive to leave the holiday cottage in the way it was found. Your refundable security deposit will be automatically paid back to you on the last card you used to pay if there are no charges applicable. This means that the funds will leave your account and will be held securely and refunded back to your account.

How Do I Cancel My Booking?
We understand that sometimes there are reasons for bookings to be cancelled. Should you need to cancel your booking please contact us as soon as possible on 01227 903404. Please also refer to our terms and conditions - www.Theboatmansreadingrooms.co.uk/xxxx


Can I Request a VAT invoice?
If you are VAT registered and would like an invoice and receipt for the booking fee, please let us know.

Booking Amendments
If you need to make any amendments to your booking please contact us as soon as possible. We will do our best to accommodate your request.

Can I make a reservation?
We are happy to place a provisional booking on hold for you for 24 hours. If we do not hear from you within 24 the reservation will be cancelled.

Can I bring my pet with me?
We are happy to accept one pet in the house. You can add a pet to your booking via the website, or by contacting us. Pets are only accepted on the understanding they are kept under control, are not permitted in the bedrooms or on furniture and that they are never left in the property unattended. Please note that the main part of Deal and Walmer beaches do not permit dogs in the summer months (apart from guide dogs).

Can I add Experiences to my booking?
We have many local contacts who can provide you with a variety of experiences to add to your stay. Please contact us to discuss your requirements in detail.

Can I bring additional guests during my stay?
So long as your total number of guests does not exceed the occupancy number stated on our website, you are welcome to bring additional guests. Should you have a special request with regard to this, please contact us to discuss further.
When Can I Check in/Check Out?
Normally the arrival time is from 3pm on your arrival day and departure is at 10am on your last day. This gives the housekeepers time to prepare the house for the next guests. Sometimes at less busy times of year we can accommodate a late stay or early arrival, please contact us to discuss.

When I do get Access Information?
We will email you details of how to access the house 7 days prior to arrival, once the full balance has been paid.

Why Do I Need to Give Details of My Group?
We ask for the details of who is staying in the house, for safety and insurance reasons.
About The Property
What is provided in The Boatmans Reading Rooms?
The house is really well equipped and we have tried to make it have the feel of a ‘home from home’. However, if you have a specific question relating to what is there, please get in touch.

Are towels and bed linen provided?
Yes all linen and towels are supplied for the house. We don’t provide beach towels so please bring those with you.

Can I arrange a food delivery?
You are more than welcome to arrange a supermarket to deliver food to the house. Please ensure you give the correct full address and include your mobile number when making your food delivery booking. Please also make sure that your delivery is ordered for after your check in time, and ensure that you will be at the property when delivered.

Can I Smoke in the Holiday Home?
Smoking is not permitted in the house.

What Should I do if I have a Complaint?
We hope that our holiday homes do not cause the need for any complaints, however if there are any issues on arrival or during your stay please contact the point of contact provided on your key information. It is important this is done as soon as an issue arises so there is an opportunity for action to be taken so you can continue to enjoy your stay. If you are unhappy with the response from the point of contact please contact us and we will help where we can.

After Your Stay
I have left something in the holiday home, how can I get it back?
Please call the Point of Contact as soon as possible and let them know what you have left behind. They will do their best to return the items to you.

How can I leave a review?
You will be sent an email after checkout asking you to review your stay. There may also be a guest book in your holiday home for you to leave comments.

When do I get my Security Deposit back?
Your pre-authorised security deposit will be released to you 7 days after your stay. Should there be any charges against a deposit this will be fully explained to you.

In terms of what is acceptable damage, owners expect some wear and tear such as a broken glass or plate. However if something does get damaged at the property, please let the owner or housekeeper know as soon as possible so it can be replaced or repaired for the next guests. Should any serious damage occur such as a large carpet stain, stained bed linen or a broken piece of furniture then it will be necessary to apply charges for this.
